Please could a UK Property Lawyer/Solicitor advise on what I need to ask for. We’ve got a septic tank in a property that we are buying that is jointly used and maintained by 2 neighbours as per their own conveyance. The seller whom we are buying from has lost the conveyance that proves we have any right to use the septic tank, even though it’s on our land. Our solicitor says they aren’t experts in this area but at present it shows that we would have no right to use this septic tank, it’s plumbing, and therefore when it comes to replacing it (which is required immediately due to non-compliance) we wouldn’t be allowed to touch it. Our solicitors advise we need to find another solicitors who is knowledgeable in this area and can create a “deed of grant” to allow us to use it - but I cannot find any solicitors on Google in the UK that provide these services. Is my solicitor correct, is it a “deed of grant” or does it go by another name or do I need something else? Location: south east...
