Hello. I have a question about septic systems that may seem naive so thank you for your patience. We moved out to Suffolk County from Nassau County and I'm getting familiar with the needs of maintaining our septic system. I've always lived in a house with a sewer connection and honestly never thought twice about the drain pipes. I have no issue with maintaining the bacteria and we had a local pumper take some solids out and do a once over. We have an average system in OK shape. My question is regarding the following: we discovered that the previous owners ran some rubber hose from the laundry machine and from the dishwasher out to the rear of the house and left it under the wood deck, for it to spill out onto the dirt. Obviously they were thinking that they didn't want to send this Wastewater into the septic system for whatever reason. There's a stew of water and mud under there and it's disgusting and unsanitary. Please could a UK Property Lawyer/Solicitor advise on what I need to ask for. We’ve got a septic tank in a property that we are buying that is jointly used and maintained by 2 neighbours as per their own conveyance. The seller whom we are buying from has lost the conveyance that proves we have any right to use the septic tank, even though it’s on our land. Our solicitor says they aren’t experts in this area but at present it shows that we would have no right to use this septic tank, it’s plumbing, and therefore when it comes to replacing it (which is required immediately due to non-compliance) we wouldn’t be allowed to touch it. Our solicitors advise we need to find another solicitors who is knowledgeable in this area and can create a “deed of grant” to allow us to use it - but I cannot find any solicitors on Google in the UK that provide these services. Is my solicitor correct, is it a “deed of grant” or does it go by another name or do I need something else? Location: south east...
