Really Shitty Situation (literally)
Currently under contract with inspection contingencies (including septic). Seller is asking 218K for a 1949 concrete block home. Based on comps, this seems like a fair price given the location and lot size. Upon inspection, lots of issues came up including mold, mildew, rotting drywall and paneling in a "finished" room in the basement, minor water intrusion, rodent infestation, no attic insulation, some plumbing and electrical issues (but nothing too crazy).
To top it off, the septic is non-functional (drain field is clogged with roots and solids) and tank is is bad shape. Inlet pipe is original cast iron, pipe to drain field is orangeburg. We haven't gotten the quote for the septic replacement yet, but because of the slope and wetlands on property, this is going to be at least a 30k replacement. not to mention... the water heater is at "end-of-life", roof is 20 years old and the steam boiler is original to the house (73 years! amazing!).
I had intentions of negotiating quite a bit, especially considering the full septic replacement, but Seller now tells me he has been advised to hold firm on price and now wants the asking price to be "as-is".
Im devastated. I really like this home, but that is a big fat NOPE from me!

Just came here vent about how frustrating it is to see boomers trying to cash in on the "starter homes" they've rented out for years and hardly put the bare minimum into. They've enjoyed the benefits of having the entire life-span of the "big ticket items" (roof, furnace, septic, etc.) and now get pass on those aging, end-of-life items to the suckers next in line, and for top dollar too.
Please don't waive inspections. ESPECIALLY SEPTIC!!
