In oven our heads and need guidance for home renovations
It's come to a point in our lives that we need to make some extreme moves to repair the house and create stability and we're scared out of our minds to make any moves without losing what we have.
Some background: We live in SC. Last year I made 70k as the sole income for 5 people (wife and 3 kids) my wife can't work due to my work schedule and shuttling kids back and forth for school.
We live in a 1200sq ft house, paid off. I own the house and both cars are paid off.
Now for the bad:
We do not have housing insurance. The house was built in the 80s and needs major work before even considering selling to a more up to date location.
The septic tank is leaking and needs to be replaced.
The HVAC system is and early 90s model and will not sustain cold air and it's unusable during the summer so we've resorted to AC units in the windows of every major room.
We had a water leak under the kitchen sink and has built up black mold under the cabinets and needs to be redone down to the floor boards.
Most of the 'water resistant' floor installed in 2016 has been saturated and needs replacing.
One of the bathrooms needs a major floor repair.
The roof is holding but in need of replacement asap
We are paying off credit card debts to multiple collectors a month after getting back on our feet when I wasnt meeting as much a year.
The only real plan we can think of is applying for a loan to consolidate debt and perform these repairs. If we invest in the house we won't need to move as we love or home but the option is still on the table. The house is currently in an unsellable condition.
I'm looking for direction as to how to get out of this slump and thrive. Can anyone provide any advise for what to do in this situation? Thank you
