WIBTA For Lowballing An Offer On A Shitty House?
So I've been looking to buy a home for myself and my girlfriend. We have been mostly window shopping because we can't find any homes that are selling for what they are actually worth.
Well, with the market slowly starting to cool down, we went to an open house this week. Sellers wanted price: 315,000, sold as-is.
We went to the open house and it was, to put it bluntly, a colossal shitshow. They photoshopped pretty much every photo in the listing. It would need to have at least 6 trees cut down due to being in danger of falling on the house. The back yard has fallen trees and broken glass everywhere, and has massive mounds of dirt over 6 feet tall in random-ass places all over the back lawn. There is an old hot tub that would need to be gutted/removed, with the deck being replaced or filled in. It failed title (5?), so an entire new septic system would need to be installed.
Going inside the house, the entire floor of the basement has asbestos floor tiles. The oil tank is rusted out and would need to be replaced. Every window in the basement was either cracked or broken, and would need to be replaced.
On the first floor, the living room has scorch marks over an entire half of the room, because there was a fire at some point that caught inside. Walls and ceiling are scorched. Mantle, floor and fireplace itself looks undamaged. Bay window is cracked/missing chunks of window. Bathroom, tub is old-style big ass tub with a copper faucet. The tub is cracked, so it can't hold water. Water damage on the ceiling and floors. Kitchen. Countertops way uneven, like, in some places a glass of water wouldn't be able to stand upright. Floor absolutely destroyed near the door to the back deck. Missing chunks of walls. Two side rooms, need new windows, chunks of missing walls.
Go upstairs, family of mice living in one of the bedrooms, other bedroom has a straight up missing window with plastic over the hole.
Roofing needs to be replaced. Siding needs to be replaced. Every radiator in the house would need to be replaced. Whole yard needs extreme makeover, home edition levels of fucking work.
So, joking with my girlfriend I said we should put in an offer 50k to 100k, and if they accept then we get a mortgage for like 300k and use the rest to pretty much completely facelift the entire house. She said that would be a dick move to lowball them, even if it wasn't really a serious offer.
So, WIBTA for lowballing a seller who clearly has no interest in selling their hot mess of a "home" in good faith?
