Three ring septic/cesspit problem.

This has started to smell, and wifey says the neighbour has had a bit of a whinge about it which is fair enough. This pit was done around 3 or 4 years ago and there's no leach pit as there's not the room and now she tells me that the pit is partially on next doors land and if that fact was pointed out back then I'd have made sure the pit was dug on the other side of the hong nam.

Only the toilet runs into the pit. Obviously it's either full or not working as it should, and wifey says it was emptied last week but I told her don't fucken lie to me because if you did that last week you'd have said something then and not now when the guy next door complained about it.

Is it possible to place a vent pipe on this setup and what's the name of the stuff I can get her to put down the toilet to increase the bacterial production, maybe from Home-Pro as a short term fix?

I'm probably going to have to bite the bullet and get a 1600l DOS septic tank and put the toilet onto the other side, empty the existing pit and remove the top ring and back fill it with the material dug from the other side. The only problem is there's little room to build a leach pit for septic run off and it afaik it should be some distance away from the tank. Any run off will go onto land behind the house which is owned by I don't know who and has coconut trees on it.

UK Property Law questions

Please could a UK Property Lawyer/Solicitor advise on what I need to ask for. We’ve got a septic tank in a property that we are buying that is jointly used and maintained by 2 neighbours as per their own conveyance. The seller whom we are buying from has lost the conveyance that proves we have any right to use the septic tank, even though it’s on our land. Our solicitor says they aren’t experts in this area but at present it shows that we would have no right to use this septic tank, it’s plumbing, and therefore when it comes to replacing it (which is required immediately due to non-compliance) we wouldn’t be allowed to touch it. Our solicitors advise we need to find another solicitors who is knowledgeable in this area and can create a “deed of grant” to allow us to use it - but I cannot find any solicitors on Google in the UK that provide these services.
